The original structure was a small (about 1,100 sq. ft.), one story house, built in the early 20th century on an extremely small lot.
This project was another Sandy related reconstruction. Waterman Avenue is the eastern most street in Rumson on the Shrewsbury River. The river is separated from the Atlantic Ocean by a thin strip of land that is the town of Sea Bright.
The original structure was a small (about 1,100 sq. ft.), one story house, built in the early 20th century on an extremely small lot. The floor was below the flood plain and the house took several feet of water during Sandy.
My client was very happy with the overall size and function of the existing house, we considered lifting it which, with all the repairs necessary was not a cost-effective solution. We designed the new home in roughly the same footprint as the original with a slightly different layout. The home was constructed at approximately 9’ above grade, comfortably above the flood plain with room to park a car and storage for patio furniture and outdoor gear on the ground level, an improvement over the original. We designed the roof steeper than the original to a dry storage attic and a potential future loft and guest suite on the second floor.
